Needs Analysis & Pre-approval
I start by analyzing a buyer’s wants and needs to help provide a clear picture of their ideal home.
The next step is to speak with a lender, and I can help guide you to someone that will be a good fit if the buyer does not already have a lender in mind. I can also help the buyer choose the best financing plan and obtain a pre-approval letter so we can start viewing homes.

Market Information & Home Search
I provide the buyer with up-to-date market data for their target location. My knowledge and experience servicing MA, RI, and CT allows me to guide buyers in finding the location where they can get the most value.
Buyers will gain access to the MLS isting database in order to search for and understand listings. If a buyer sees properties they like, then I will schedule showings for us to to visit those properties in person, as well as connect with the listing agent for any questions.

Make and Negotiate Offers
I can help to compare homes, advise on pricing and terms, and prepare the purchase contract for buyers. I’ll also present the offer and negotiate with the listing agent on the buyer’s behalf.

Transaction Coordination
Once the buyer is under agreement, I’ll stay with the buyer every step of the way. This includes helping to choose and work with a home inspector and real estate attorney.
The most important piece of a real estate transaction is performing due diligence timely and being mindful of critical deadlines in order to protect the buyer’s earnest money deposits, which could be as much as 5% of the value of the house.

Preclosing Preparation
I will ensure the buyer and seller provide all of the required documentation to the attorneys in order to close on schedule. We’ll also coordinate a final walkthrough prior to closing to make sure everything is ready to go for my buyers.

Closing and Post Closing
I will review closing documents, resolve last minute issues, and help to complete the transaction. I’ll hand the buyer the keys, and will continue to be available if there are any postclosing issues.
